Consulting
Feasibility, site selection, and pre-construction planning grounded in real cultivation economics. We tell you what your facility will actually cost to build and operate — before you commit a dollar.
Construction
One accountable partner from groundbreaking to first harvest. We manage the trades, the schedule, and the budget — and we speak fluent cultivation, so nothing gets lost between the drawings and the grow rooms.
Cultivation
Cultivation-first design and engineering: room layouts, workflow, HVACD, fertigation, environmental controls, and compliance designed around the plant on paper — so you don’t pay to redesign it in the field.
Build it Right
A cannabis cultivation facility is one of the most technically demanding buildings in commercial construction — a sealed, climate-controlled manufacturing environment where temperature, humidity, light, air, water, and nutrients must hold tight tolerances 24 hours a day, 365 days a year. Every harvest is a production run, and the building is the machine.
A general contractor sees square footage. We see grams per square foot per year. That difference shows up in every decision: room sizing, workflow layout, equipment selection, and the mechanical systems that make or break your cost of production.
What happens when cannabis is a contractor's learning curve.
Workflow designed wrong — Mother, veg, flower, dry, trim, and vault each have different environmental and security demands. Get the adjacencies wrong and you bake labor waste and contamination risk into every single harvest, forever.
HVACD undersized or misapplied — Cannabis is a latent-load monster. Undersized dehumidification means fighting humidity with temperature, spiking energy costs and inviting powdery mildew and botrytis. The most expensive HVAC system is the one you pay for twice.
Cost overruns — Change orders are where budgets go to die, and nothing generates change orders like drawings from a team that has never grown. We design it right on paper so you don’t pay to redesign it in the field.
Missed timetables — Every month of delay is a harvest you’ll never get back. At today’s wholesale prices, a single missed cycle in a mid-size flower room can cost more than the contractor’s entire fee.
Lead-time traps — Cultivation-specific equipment — HVACD units, fertigation skids, environmental controllers, security and compliance systems — carries real lead times. Procurement has to start during design, not after permits. Miss the window and your finished building sits empty waiting on gear.
Automation gaps — Hand-watering and manual climate adjustments don’t scale. Facilities designed without automation lock in high labor costs and inconsistent environments — the two things that kill margins as prices compress.
Controlled-environment agriculture is an engineering discipline.
Dialing in a grow is applied physics. Vapor pressure deficit governs transpiration. PPFD and daily light integral govern photosynthesis. Root-zone temperature, dissolved oxygen, and EC govern nutrient uptake. Our designs start from the plant’s requirements and engineer backward: HVACD systems sized for true latent and sensible loads, dehumidification strategies matched to canopy transpiration curves, sealed-room CO2 enrichment with safety controls, fertigation designed for precision and redundancy, and environmental control platforms that trend every variable so problems get caught before they cost you a crop.
This is the difference between a building that grows plants and a facility engineered around cultivation. One of them prints money. The other one just looks like it should.
The industry is growing up. Your facility should be ready.
We’ve seen this movie before. Dutch greenhouse horticulture consolidated around efficiency and scale. Craft brewing went from thousands of local players to a market ruled by cost-per-unit economics. Pharmaceutical manufacturing wrote the GMP playbook decades ago.
Cannabis is walking the same path. Federal legalization isn’t a question of if — it’s when. And when it comes, expect interstate commerce, institutional capital, real FDA-style GMP enforcement, and brutal price compression. The operators who survive won’t be the ones with the best story. They’ll be the ones with the lowest cost per gram and the most consistent product. Both of those are decided at the design table, years before the market forces the issue.
Build for the market that’s coming, not the one that got you here.
